Well, I just think its a timing thing. Did my first one back in the 90's and made a lot of money riding the market.. Did my last one in 2005
and have lost the lot on the market crash
But seeing as this one came out of the profit of the other I'm still up.. a bit...

Having viewed your drawings, i can see that you did not put them forward, prob the wife. or gf
As with 99% of all the guys on here, the space between the house and garage, would of been ..............

Having done a two story extension on my house with a similar garage angle I would strongly recommend demolishing the garage and squaring it to the
house

I breath to pi55 my ex wife off (and now my ex partner)

Steve m is right. Never understood the fascination of bedrooms, i got 3 but all is needed is an area of 7 x 5 ft max, i mean you are asleep right so
not aware of anything.

I appreciate the advice and that was my first thought but the garage was built without planning by the previous owner a number of years ago and the
bungalows on a bend it was thought rightly or wrongly that if we knocked it down we wouldn't be guaranteed planning would be approved to build
another repositioned garage ..... The architect and roof truss people have assured me the roof will work and I think it'll look in keeping with
the style of the houses around it .... The planning officers notes in the planning application seemed to favour the garage house link
