
Morning all, I have been considering moving house for a short while, being a bit of an insomniac I decided I would have a trawl through rightmove in
the early hours of this morning....
My criteria are:
Double Garagge or Large Workshop
2 Beds
Ideally Good size living room
Located in the vacinity of Peterborough
Anyway I came across this, it would make my daily commute 7 miles instead of 3 so no biggy there... puts me in a location away from friends but I have
a car so meh to that also...
However I am finding it hard to judge the value of the property (all will become clear in a moment) it is currently up for £150K
At first glance it would appear to be a fairly normal 2/3 bed chalet with single garage
However.... this is the floorplan of the groundfloor
Yep that is a [B]980sq ft workshop[/B] at the rear of the property! Wired mains and hot & cold water supply too.
Property also features a 20 ft lounge and 2 good size double beds upstairs.
I have not seen any pics of the inside but there is nothing to suggest it is a wreck in the advert, so presume it is habitable but probably could do
with bathroom kitchen and decor.
Anyway how do I compare the value of this property with others in the area? What kind of value would the workshop add? Never seen a property like this
and it almost exactly fits my requirements so any info would be appreciated.

you could extend the house over to the garage and convert that into extra living space too 
where is bedroom 2? loft?
call agent, tell hem you are interested in buying, ask them the ^^^^ questions, including the ones about prices - then arrange to view.
make sure the garage is big enough for you to get your car in, many new builds they are far too small for use to park a car.
now is a good time to buy so if it ticks the boxes, view and ask all the right question about mortgates etc. ask how long its been on the
market too.
as first time buyer(?), sellers are crying out for peeps like you.
property will always end up being an investment since people have to live somewhere.

BTW down here you'd get a single bed flat with no garage for that sorta money

Buy it now - don't worry about making offers just buy it. You could look for years and not find a better workshop!

As said, best bet is to go and have a look around. A house is worth only what someone is prepared to pay and its still a buyers market right now.
The answers you get from the agent i'd always treat with a little scepticism - they are in the business of selling houses after all, so its in
their best interest to get an offer on the table meaning they aren't likely to tell you there's been no interest etc. Definately ask how
long it has been on the market though - if it has been a while then maybe try a fairly low speculative offer of 10% or so below the asking price and
then come up from there.
One thing i did which seemed to help was delay my 2nd offer overnight once the 1st low speculative one got turned down (as expected). Let 'em
sweat it out a little!! LOL
Its all subjective though - there's no real best way to getting the best deal if you want the house so i'd try to form a plan but ultimately
go with your instincts.

Me? I'd check out the neighbours before getting involved. Noise nuisance complaints, etc., from the bored undead living locally will ensure
you're never at peace in your home.....
As to the garage...wow!
As to the house... meh!
That's the problem asking on this site, eveyone'd bite the sellers arm off for a garage like that... we're all biased!

why do you say that? house prices have been dropping but IMO have bottomed out. having said that, thecrisis in Dubai may knock them further.
can't see them dropping much lower..... or do you have some inside info. you wish to share with us?
