Any vat accountants in the house?

About to file first vat return, which will include a back-claim for vat paid on various things over the last 3 years as per hmrc guidelines, BUT, I can't seem to find out whether vat paid on commercial/industrial rent is back- claimable, and if it is, whether it's classed as goods or a service? Hmrc website mentions fees paid in relation to property and premises, but doesn't specifically mention rent.

Obviously I will call them to check if I can't be sure, but just wondered, as if it's classed as goods then it's 2 full years worth which is a LOTof vat!

Things may have changed since I last did a VAT return but I didn't think VAT was chargeable on rent?

Yea it is, but it depends, something to do with if vat was reclaimed on the building construction costs

That would explain why I never paid VAT on my old workshop, it was built long before VAT was introduced

Rent is definitely Vatable, irrespective of when it was built. the landlord must be VAT registered of course. Maybe yours wasn't.
