
I have a 7.8 x 4.2m garage which has a tiled roof on with a queen post roof style.
It only gives me 1.5m loft space.
I want to remove the current roof and replace with new roof truss's
Then I can add my dormer like a loft conversion.

No one can see the loft from the roads and it will be under 50 cubic metres....
Anyway I need some though on where I should start.
I have done a loft conversion before with steals in the ridge beam and steals in the floor which I can do again but I want to know if there are better
options.
Current ceiling level cannot be any lower due to door and windows are at roof level (2.3m)

Generally dormers that large (ie pretty much the size of the roof) arent permisable, they need to look like dormers, ie a roof on a window, not a roof on a large box with a window.
i was under the impression that dormers like that were fine if rear facing.
Half of the estate I live on has large rear facing dormers like that on 3 bed semi houses. I thought they were fine planning wise too.

I am looking to move, and build a garage. Because it is close to a boundary I am limited to 2.5m high, (unl3ess I get planning, which is probably best
avoided if possible) However, further from the boundary and I could have max 4m height.
Now, the other issue is the garage size. No planning/regs for a new build up to 30m2, but I have no idea about yours.
I think you need to check, most depts seem to offer a free 1/2hr consultation, often with just a phonecall to book. Very painless.

I doubt it, and I haven't asked. I intend building approx 30m2, and then adding a workshop. Not sure anybody would actually notice....
I will have to be careful, as I wish to extend the house too at a later date. Best not overdo the garage until that has all been sorted (which WILL
need planning and obviously building regs)
As above, the basics are on the local councils websites, and the planning officers tend to be helpful (really, they do) even over the phone.
I spoke with the planning dept and they said 50m2 if not viewable from the road.
No or but 1 neighbour could see the extension and they will only see a slight single of one side.
Ill do the work in the spring but my thoughts are I need a metal rsj for the ridge beam... Anyone know different....
