Buying land to build a workshop

I'm thinking of buying a bit of land to build a workshop on
Does anyone know of what sort of things I should be looking out for?

Talk to the planners to ensure you'll get planning consent for the building and get outline PP before completion.

Other than that you'll want searches done to make sure there aren't surprises even if paying cash.

If the land is currently designated agricultural land it will be much cheaper, but you'll have potential problems if a change of use is required.

Don't forget supplies, even getting electric into a new build can be challenging. Unless you're just planning to use a generator?

Asking as u get mains water I can live with a sewage tank and generator
As both toilet and shower are planned along with a kitchinette
