does anybody have a rough idea how much rental per sq/ft is on a small garage unit/light industrial unit.

i have also been told that the cost of buying a building should be about 8 times the yearly rental cost.

does this sound about right.

Some friends at work wanted to rent a unit in the old mill by the river down at lower darwen near the chippy, iirc it was £52/pw + council tax
it was to build a boat which was 30 foot and the unit was a foot to small, should give you some sort of rough idea...

Guess it depends on location but around here prices are stupid, I don't know how people make a living after paying rents.

Could you share a unit ? I'm sure lots of people would welcome you as it would subsidise there rental ?

it is for a small garage 760 sq ft (with car lift) single storey asbestos roof, behind my house,

access is bad via 2 back streets little storage space outside.

litttle prospect for commerical use, but for additional garage space for me might be worth a look at.

be carefull of the business rates i looked a couple of times rent wasn't to bad but business rates were stupid if you are interested contact your local council they usually keep a list of industrial units rent and rates chargeable

about £2-£4 per sq ft at its cheapest .

when i had a place rates were 50% of rent,for that i got nowt,even had to pay extra for the bin to be emptied......then h&s will come sniffing round

thanks for replies have been in touch with council to make sure the building has planning for commerical garage.

my boss said £2-£3 if was looking to rent and if you where buying should look at 8 times the yearly rent so this should mean about £20k to buy.

just looked what my rates would be rateable value 1456 * .456 = 663 per year.

is rateable value based on what they expect the rent to be on the property therefore rent should be approx 1456 per year.?
