rough costings for an extention

hey guys. Trying to do a rough price list for a planned extention to my house, rather than wait til tomorrow to speak to a builder i thought id see if anyone could provide a rough idea on the cost of foundations and wall building. Its a two story extention, 5.5x3.5 metres, wall will be brick outer and insulated 'cinder block' inner i think. All i need someone else to do is foundations, walls and a roof over the full house.

Any guesses?! Cheers.

Hi J,

In the process of starting mine.

Single story about 6M wide by 3M was approx 15K and 20K for twin storey.

That's with me doing the labouring.

7.5x3m cost me 27,500 double story on a matey rate, that was walls floors windows roof and drainage i did the rest myself. I had 10% ready for the "Oh my God factor" After the basic build i went on to do bathrooms kitchen floors and garden walls patio etc, pluming came out at 3,600 so my total for the project came out at build cost + 50%.........
Silly me i demolished my garage to make way for the extention then bought a kit to build most of which was done in next doors garage and a small workshop i still have.

Any idea of roughly how many man days it took/takes to get the foundations dug and filled, and walls on top? I believe that i can get some buliders on a day rate you see.

Depends on if there's any drains down there etc.

Building regs will have to be out to inspect as well (if you do it properly).

Shouldn't take more than a morning for a man and digger to dig out though - unless he severs the gas electric and water in one go!
