anyone know about planning permission for garages?

as above. as far as i can tell you are permitted to build a garage (not an outbuilding) pretty much anywhere on your own land if it doesnt exceed 3m total height and is between 15 m squared and 30m squared,unless within 2m of boundary then must be under 2.5m height whereas an outbuilding may not be built past the front elevation? is this correct?
obviously not a listed building or area of natural beauty.

It depends on your local authority and any other agencies involved. For me, I have to batyle with the National Parks before I get as far as submitting plans to the council.

Not sure if it's relevant Daniel but I submitted a basic plan to build a glorified car port in my terraced house back yard accessible from the back street and was told I needed planning permission because it was to close to the road......with my back street somehow being classed as the road! That was South Lakes council.

So god knows!

Car ports can have their own rules and some authorities don't allow them within 1m of any boundary without planning permission.

If in doubt call your local council building control department and have a chat. I found the guys in Plymouth really helpfull

I seem to also recall that it cannot be more than 30% of your undeveloped land area.

I had planed to put a car port up and then get heavy canvas "Welding curtains" made up so that the carport be came more clement for working in in the winter.

Just call your local authority, they will be quite open with what you can and cant do. PD rights can sometimes be removed if the property has been extended previously, so its not always a given you can use PD rights.

Depending on where and when your house was built there may be covenants and/or restricted development rights (typically imposed by the planning authority when granting consent for the original development to limit further development) applicable.

For example we would not have needed planning consent for the 5x3m conservatory on the rear of our house, but the estate we live on was subject to restricted development rights. This meant we had to go the proper route, submit drawings, display the orange notice for 2 weeks etc. A formality in our case since neighbouring properties had already done the same.

As above, it's free to talk to the planning office and they will give you accurate information.

The planning restrictions have also changed recently (or about to change?) due to them being relaxed and allowing more people to develop their houses rather than having to jump on to the housing market.

As suggested, your local council website will be the best place to visit, from memory my local one had a few documents that could be downloaded covering what can be done with and without planning permission.

you can do a pre planning application that will cost £20.. fill in the form and do a few little scetches.. an officer will inspect home and drawings and simply confirm whether or not you need permission.

if your planning on building a garage attatched to you house you will need permission.

planning for a garage is around £150

if its attatched to your house you will then need building control which is a further £380 iirc.

thats alot of money before you put a shovel in the ground !!!!.


JUst build a garage attahced to my own property earler in the year...

Very much worth the hastle tho very please with mine !
