House move costs in scotland?

Ive only ever moved once and that was moving from home into the first flat I bought.

What i need to know is what the current situation is when moving from one flat you own and want to sell, to another youre buying as part of a chain.

Obviously solicitors fees whih were £8-900 last time, removals by whatever method you choose and a survey on the new place which IIRC was circa £400.

Ive heard mutterings about having to supply a survey on the place youre selling, but surely that means I dont need to get one done on the new place.....

Anyone done it recently and know all the answers?

Hi there

I've just moved from Scotland to England

Selling is normally 1% of the sale price for legal fees plus costs of advertising, land registry etc in Scotland. So if you sell for £200K, expect the fees to be arround £2,500 if using the same solicitor for buying and selling, should be arround £2,500 - £3,000.

As i moved to england I had to use a separate solicitor, so my fees for 2 solicitors came to over £3,500.........ouch!

mackei23b, Makes sense, I bought the first place (which Im still in) for 90k and I think the fees were around 900 4 years ago. probably looking at selling for about 110, just curious how much of my equity vanish before Im left with my capital for the new place

there's also Stamp duty. If you buy a house over £250k, you'll give the government 3% over the top of the purchase price.

Around here, the housing market is pretty dead. Sales take a long time - many houses have been on the market for over a year. Everyone tells me that I'll have to sell my house before I can buy the next one. That probably means renting for a period.

Man this house move thing sucks. All this grief and hastle just because I want a garage to build a car in

You need a good legal representative. Pay your solicitor and check to see he does what he is supposed to!

No fear of even the sale and purchase together reaching 250k lmao!!

I fear Ill have to do the same, but it may help me. I finish uni in may and Id be looking to buy asap but ill have to work for 3 months to get the required bank statements and income again so I might duck out and approach this as a first time buyer with a chunk of equity in 6 months or so.

Ditto, I want out of my 1900 ground floor tenement flat and into a far more recent semi detatched house with a garage!

RK: I have a very good family solicitor who helped me out with the last purchase but I will compare his quote against others!

given today's market, You might be better to rent a decent house / flat and invest / save the difference. House prices aren't likely to go up in the near future

i buy and sell flats and pay £500 max for legal there is a very chhey one in hamilton he charges around £450,i always demand a fixed price before they try to rape me just phone round they need the work badly .you need a home survey done here is the easy way just go into an agents and ask for some advice its free tell them your thinking of selling and want an info pack..

are you joking invest have you seen how little your are geting back for £20k a year and you dont want to put it in shares .

indeed, only thing I could be tempted to do is rent for 6 months while they drop a bit more.

Not looking for a return in that time tho

500 quid sounds pretty good, been told to haggle with everyone and try to get the EA down to <1% and a one week tie in
