Garage building regs

Hi all,

Have got architect going through schemes at present for house extensions. As part of the work I am wanting to get a new (detached) garage built. I have asked my architect to include a 5x8m garage on the plans so that I can get an understanding of how it would sit on the plot, but they have plotted a 5x6m garage in order to keep it under building regs limit (30m2).

I am not really sure if I need to worry about the fact I would need to build to regs or not? The building controller will be coming out anyway, so other than maybe building to a slightly higher standard than the average garage costs shouldn't be that much more - should they???

Any advise welcome!

Not much help I'm afraid but having got a few quotes for a 5x8m garage myself, I'll be watching with interest!

To be quite honest, you SHOULD be building your garage to building regs specs (or better) regardless of if its being inspected or not.... The requirements for building regs are on the whole pretty sencible. Things like specifying the correct timber sizes for roof, allowing adequate ventilation to stop the roof rotting etc etc...


If you already have the building inspector involved for the extension there should be no additional cost provided they are all started under the same notification.

Inpsector will want to visit a few times, but if he is on site looking at the house, he should look at garage as well.

The inspector I had was a very friendly helpful guy. If you have any queries, they are the best people to talk to!

In this specific instance they might mean that, to build a larger garage would infringe on the permitted development rule only allowing a specific percentage of your garden to be built on.... Hard to tell without more info

My Brother in law had a large garage built and to get round the 5x6 laws he had a big chunk of the garage floor plan made into another toilet /shower room that took a sizeable chunk/corner of the garage, and was connected to the house

Of course once it was all built, "he ran out of money" so did not build the bathroom, and has a whopping area to play in


I would ask him the exact details, but i cant stand the egotistic twat!

I built this about 5 years ago




Its 5.5m X 7.5m and was built to building regs but didnt need planning permission!.

In my opinion the additional cost of building to regs is always going to be worth it as: you know its built to a decent standard, you can build it bigger than 30m2 and in the future if you decide to change the usage, from garage to office/living space, its easier when the building has been built to regs. Just a thought....

Solid vs Cavity

All - sorry to resurect an old thread - just wanted to check.... my architect has spec'd the garage wall in 9inch solid wall. Just wondering how much more cavity would be likely to cost? - other than a couple of hundred ties I can't imagine loads of additional cost?? but might be missing something.

you lose a little space going cavity and need to add insulation but its well worth doing . i did mine exactly the same spec as a house so has floor insualtion ,cavity bats in the wall and kingspan solid boards in the roof . i have an old combi boiler and a few rads in my 60x18 garage and it doesnt take long to heat and keeps the heat in pretty well

Any idea how much more it cost to put together? My view is if i'm doing it, i might as well do it right.... prob leave out the roof insulation initially (as easy to retro) but floor and walls are not retro fitable so....
