Energy Performance Certificate (EPC)

In the process of selling Mums house privately (not using an estate agent)

Believe we now need to sort out an Energy Performance Certificate (EPC) for the buyer.

Can this be done on a DIY (locost) basis or do i have to sort out a local trained chap to come around and sort it ?



Advice welcome please and as i didn't have to do all this when we sold our last place

You'll need an accredited energy assessor to do it, we would normally charge £60 around here for one.

We had ours done last week..

Its a f####ng con

£114 to be told the boiler is old and we should fit more energy saving light bulbs and an extra layer of insulation in the loft....

You need a trained assessor, as the man above says, about £60.

We get all ours done at work and they are about £65 if I was you just replace your light bulbs with energy saving ones and it usually bumps up the rating a bit (not much but might get you over the threshold and push it for example from a D to a C). You shouldn't have a problem with your rating though as its a private sale, the buyers will look at it but they wont really care about it, so don't worry about putting people off with a lower score. Also if you are worried about your score you can always ring them up and give them the charm and if you're lucky they change it slightly and give you a better rating (only happened once to us ) worth a try though.
